The main problem with the property market at the present time stems from the banks and building societies tightening up on their lending critirea. The first signs of an end seem to come from aurvey by Abbey Mortgages that revealed that the majority of industry profesionals felt that we would be over the main problems within 12 months. However at present the banks seem to be far more approachable when it comes to lending on farm and grazing land land which, unlike the housing market, has seen an unprecedented growth in the past 9 months and has risen by around 35 - 40%.
The large rises in the price of grain and cereal crops, brought about to a large extend by land being used for more profitable crops such as bio fuel, has meant that the returns from the farming industry are now much higher. In addition to this, prior to the credit crunch the government was announcing the need for more housing to meet the huge shortage. The building industry has slowed down the building of houses but the need still remains for more housing and will still be there when the housing market starts to recover, by which time the housing shortage will be even more severe. All of this is making land a major investment at the present time.
